- Confirm anything material with the local planning authority before committing — recorded data can lag local decisions.
Screening, not a legal search: the screening is postcode-centroid — it looks up designations at the postcode's centre point, so a flagged constraint can relate to a neighbouring property rather than the one you're viewing, and it is not a parcel-level legal determination.
